The Door Closes Then Reverses

This is the most common opener complaint and it is usually not the opener. Every unit made in the last few decades has a pair of safety sensors mounted a few inches above the floor on each side of the opening. If the beam between them is broken, obstructed or misaligned, the door refuses to close and reverses instead.

Look for an indicator light on each sensor. One steady and one flickering or dark usually means alignment. A bracket knocked by a bike, a box stacked in front of the beam, or a spider web across the lens will all do it. Low winter sun shining straight into a sensor eye can also confuse it at certain times of day. Wipe the lenses, clear the path and nudge the bracket until both lights are steady.

If the sensors are fine and the door still reverses, the force or travel settings may be wrong, or the door itself may be binding. That second one matters: an opener that meets resistance interprets it as an obstruction and does exactly what it was designed to do.

The Remote Stopped Working

If the wall button still operates the door, the motor is fine. Start with the remote battery. In Phoenix that battery has a hard life, whether the remote lives in a car parked in the sun or clipped inside a garage that sits well above the outside temperature all summer. Keypads mounted outside in direct sun fare no better.

If a new battery does not help, the remote may need reprogramming to the unit, which is a short procedure described in the manual for your model. If several remotes stopped at once, the receiver or the logic board is the more likely cause. Check also whether the wall control's lock or vacation mode has been switched on, which disables the remotes on purpose.

The Motor Runs but the Door Does Not Move

Two causes. Either the trolley has been disconnected by the emergency release cord, or the drive gear inside the motor head has stripped. The first is easy to check and easy to reconnect with the door fully closed. The second usually comes with a distinctive grinding noise and often a small amount of plastic dust below the unit.

A stripped gear is a repairable fault on most supported models. Replacing a gear kit costs far less than a new opener, and a technician can tell you at the visit whether the rest of the unit justifies it.

It Only Misbehaves in the Afternoon

An opener that works at seven in the morning and refuses at four in the afternoon is almost certainly a heat story. A closed, uninsulated garage in a Phoenix summer gets a great deal hotter than the air outside, and logic boards, capacitors and remote batteries all behave differently at those temperatures. Marginal components fail when warm and recover overnight, which makes the problem look random until you notice the timing.

Insulating the door and sealing the perimeter reduces how extreme the garage gets, which helps the electronics as well as anyone using the space. It is one of the practical arguments for an insulated door when replacement comes up.

Noises and Flashing Lights

Most units flash their lights in a repeating pattern to signal a specific fault, and the pattern is decoded in the manual for that model. Note the number of flashes before you call, because it can take the guesswork out of the visit. Rattling from the rail is often a loose chain or belt; a heavy clunk at the start of travel usually belongs to the door rather than the opener.

Checks That Are Not Worth Doing Yourself

Do not adjust force settings to make a stubborn door close. That setting exists to stop the door crushing something, and turning it up hides the real fault. Do not open the motor head. Do not touch the springs or cables. If the door is heavy to lift by hand with the opener disconnected, the problem is the door and no opener setting will fix it.

When the Door Is the Real Problem

Openers are often blamed for faults that belong to the door. A motor that strains, stops short or burns out gears repeatedly is usually lifting weight the springs should be carrying.
